Fixed Doing Better Than Variable / Adjustable In UK

Britons are more inclined to take out fixed-rate mortgages, despite the fact that most analysts anticipate that the base rate of interest will be cut again soon. When it comes to maintaining their mortgage payments, the majority of Brits prefer fixed rate deals, according to new figures from Abbey. Borrowers are adapting to changes in the market and those plumping for the certainty of a fixed rate are choosing a product for five-years as opposed to the previously popular two and three-year options. Tracker mortgages also grew in popularity this month, with 12 per cent of respondents saying they would go for a tracker option. The research also revealed that people in Wales and the south-west are the most likely to choose tracker mortgages. Research released by Abbey showed that two-thirds of the British home owning population would find it difficult to choose their next mortgage if they were remortgaging their house tomorrow. Bank of Canada cuts interest rates

The Bank of Canada today announced that it is lowering its target for the overnight rate by one-quarter of one percentage point to 4 1/4 per cent. The operating band for the overnight rate is correspondingly lowered, and the Bank Rate is now 4 1/2 per cent. The Bank is likely to trim rates again in January, although the tone of today’s press release does not hint at a significant easing campaign. The Bank is still officially concerned about upside risks to inflation (given a very low jobless rate), but the credit squeeze and a possible U.S. recession are the dominant concerns now. The Bank of Canada lowered interest rates yesterday, and took some pressure off the nervous borrowers and hard-pressed exporters and manufacturers feeling the sting of the soaring Canadian dollar. But the central bank also issued a dark forecast, raising concerns about weakening demand in the U.S. economy and continuing turmoil in global financial markets. Canada's big banks followed suit, lowering their

Renewing or Renegotiating Mortgage Interest Rates

Interest rates have been falling and you may benefit from breaking your mortgage and transferring the mortgage to another institution. Some agreements do not allow for a mortgage to be renegotiated, but most do. Financial institutions will usually allow you to pre-pay your mortgage in full, but will add a penalty. Many people shy away from renegotiating because they don't want to face any penalties But often the math works out and paying the penalty is worth it. Your penalty charges depend on what was stated in the original mortgage agreement or in the most recent renewal agreement that you signed. If your agreement allows you to pay off or renegotiate your mortgage early, you will normally have to pay a penalty. The penalty is generally the greater of three month's interest on your current mortgage, or the interest rate differential which can be calculated as follows. The new bank or institution will generally cover the cost of appraisal and legal fees. They will not cover
